The Kakuro development is a six-unit detached townhome project consisting of five new units built around an existing home. The new homes are three stories with roof decks, exposed wood ceilings and generous natural light. Designed by Hybrid Architecture and developed and built by Owen Gabbert, LLC, the project deviates from the typical infill housing development by focusing on design, private outdoor space, preservation of existing structures, and maximizing height and density while still offering a detached single-family home experience.

Each home has a unique floor plan tailored to different needs and use cases, with living spaces situated across different floors to optimize each unit’s site positioning. All units feature open-tread fir staircases, premium finishes, including natural wood ceilings, and private access to nature via the roof and individual side yards.

The project achieved Earth Advantage Platinum certification and was recognized as the 2025 Earth Advantage Project of the Year in the Single Family / Market Rate category. Designed as all-electric homes, the townhomes incorporate a range of energy-efficient features, including blown-in insulation, individually insulated water pipes, a heat pump mechanical system with an energy recovery ventilator (ERV), comprehensive air sealing, and a heat pump water heater.

Built as a for-sale product, the project utilizes the Homebuyer Opportunity Limited Tax Exemption (HOLTE) Program to increase the affordability of the units. Eligible buyers do not pay property taxes for a period of up to 10 years.

The new townhomes provide a striking design contrast with the existing house, augmenting the surrounding historic homes in neighborhood, while adding a meaningful amount of density. This development provides much-needed for sale housing at a price point below the typical in a highly desirable and walkable area all while preserving the neighborhood's character.
